<p>With units showing their popularity, <a href="http://www.loanmarket.com.au/carl-scheriani/" target="_blank">Loan Market Brunswick mortgage broker</a>, Carl Scheriani, said potential buyers &#8211; whether owner-occupiers or investors &#8211; should take note of conditions on property finance prior to committing to a purchase.</p>
<p>&#8220;Buying a unit can be extremely beneficial, especially in this area, for both owners and investors,&#8221; said Carl.</p>
<p>&#8220;However it&#8217;s important to note that there may be additional conditions you will need to meet before being granted loan approval.&#8221;</p>
<p>Carl said some lenders may restrict the amount of your loan &#8211; or even if they will approve a loan at all &#8211; depending on both the size and location of the unit you are looking at.</p>
<p>&#8220;Very small units, in particular those that are less than 50sqm, can be difficult to finance, so you may need to approach a specific range of lenders for approval for this kind of purchase,&#8221; said Carl.</p>
<p>&#8220;It&#8217;s important to understand also that lenders continue to be conservative with valuations.&#8221;</p>
<p>Carl recommends anyone considering purchasing a unit get professional assistance with their finance as early as possible, in order to avoid last-minute issues securing a loan for your purchase.</p>
<p>And a good deposit always helps, although there has been a resurgence recently of loans for low deposit holders. These may not apply to investors.</p>

			<content:encoded><![CDATA[<p>The Real Estate Institute of Western Australia says Scarborough had one of the largest increases in median house prices over the past 12 months.</p>
<p>Metropolitan Perth recorded a 9.3 per cent growth, whereas Perth jumped an impressive 19.2 per cent.</p>
<p>Ray White chief Mark Whiteman said Scarborough was the most reasonably priced suburb in terms of both proximity to the beach, and the city.</p>
<p>&#8220;It is not only a desirable place to live, but a desirable place to rent, with a lot of investment properties in the area,&#8221; he said.</p>
<p>Scarborough&#8217;s median house price in June was $740,000, up from $556,250 the same time last year.</p>
<p><a href="http://www.loanmarket.com.au/greg-labrash/" target="_blank">Perth mortgage broker</a> Greg La Brash said potential borrowers hoping to purchase in the area should be armed with an official <a href="http://www.loanmarket.com.au/home-loans/pre-approval/" target="_blank">home loan pre-approval</a>.</p>
<p>“Competition to buy in the area may be on the up, so having an official home loan pre-approval gives buyers more power in terms of negotiating with vendors, as well as bidding at auctions,” he said.</p>
<p>According to the REIWA, the median price for a four bedroom home in Scarborough was $830,000 (first quarter 2010).</p>
